In the suburbs of Bahrain capital city Manama, you will find Sanabis; a small area located in the Kingdom of Bahrain. Sanabis is traditionally seen as a commercial center alongside Seef and the Central Business District; this is evident due to the presence of multiple skyscrapers and malls. Native villagers from Sanabis are noted to have had a distinct accent.
Sanabis Manama is said to be inhabited by 1500 Bahraini who primarily engage in boat-building, pearling, and fishing. There is no annual increase in renting apartments in Sanabis. The Bahraini Lease Law states that the rent cannot be increased unless the tenant has been living in the property for two years. The level of increase is 5% for residential leases and 7% for all other leases. The rent cannot be increased more than 5 times during the term of the lease. A landlord must provide a minimum of 3 months written notice in advance if he/she is going to increase your rent.
Furnished apartments usually are inclusive EWA – meaning your landlord will pay the electricity and water bills, as well as the municipal rental tax, which is 10% of your rent.
Even though Bahrain comprises some freehold zones, which means that foreigners can buy properties in those areas, residency is only given upon buying the property among other rules and regulations. So no residency is given for renting flats in Sanabis.
No, Sanabis has a diverse range of furnished, semi-furnished and unfurnished apartments to choose from. It's all up to you. But when you choose, if you have a fixed-term contract, it may be best for you to choose furnished so you don’t face the hassle of shipping your furniture home or the mad dash to sell it before you leave at the end of your contract.
