The properties prices hiked in Marsa Dubai area by 28% in the last 5 years to reach 1,670 Dirhams per square feet according to Cluttons statistics.

The price hike is generally attributed to accomplishing a number of vital infrastructure and transportation projects which bolstered the demand rate on real estate units in the area.

Dubai Tram, dedicated for citizens convenience and facilitating transportation, and The Beach center which includes a number of retail shops and recreational sites are considered vital infrastructure projects which increased buyers influx on Marsa Dubai and attracted many foreign and domestic investors.

Lucy Bosch, head of sales and leasing department in Cluttons, said to Forbes Middle East that occupation rate rose in the last 5 years to reach 100% in some projects such as Shams 1 project which witnessed massive influx on its units due to its significant location, in addition to other additional facilities integrated there.
